Abstract

Guayaquil is a city whom main economic activity is commerce, followed by the manufacturing industry, agriculture, livestock and fishing, financial services, information, and communication; therefore, there is always a great demand for structures that facilitate these activities, which is why the use of warehouses is of great importance for the city. Warehouses are structures that can have different purposes, since they are large buildings that are usually designed to be easily adaptable to new installations and modifications. The purpose of this thesis is to calculate the profitability of industrial warehouses in the city of Guayaquil through the PER ratio, which is the most popular multiple used in the market to value an action. The analysis was carried out for three areas in the city with the highest demand for this type of structures, and its objective is to serve as a guide in the decision-making of individuals and companies regarding the acquisition or rental of this asset.
